One of the most frequently asked questions for those who are about to rent a house is: How do I rent a house safely? Today we will talk to you about how to rent a house to live or as a business safely and without dying trying. We hope that it will be very useful to them.

Minimum Requirements for the Landlord

If you are the Landlord (that is, the one who rents the house for someone else to use), you are the Leasedr), you must comply with the following:

  1. Generate a profile of your ideal Tenant: (That is, who will rent the house to live there). You may be looking for young people, students, adults over 30, foreigners, or others.
  2. Request basic documentation: Official identification of the Tenant (the one who is going to rent the house to live there) and proof of another address not older than 3 months.
  3. Request a Property Guarantee: Ask for a Guarantee or Guarantor to support the Tenant with real estate (The Guarantee will respond in the event that the Tenant defaults). Also ask him for the documentation for point number 1, and in addition Copies of the scriptures of the property with which it acts as security.
  4. Perform a background search: Search by name of the Tenant and the Guarantor to see if they have been involved in rent payment litigation in the past. For this you will need a Software specialized or an excellent legal team; we can help.
  5. OBLIGATORILY Sign a Contract: You must sign a contract making clear the duration, the payment of the monthly and/or total rent for the duration, the obligations of the Guarantee, the exclusion of liability for domain termination issues, the use of the house (it can be a house, office, commercial premises, etc.), the consequences for non-compliance, etc. (Different from a stationery contract, of course).

These 5 points will help you Mitigate risk and having a good tenant, although, of course, nothing and no one can avoid any problems, so you always have to be prepared.

Additional Hacks

For the same reason, here are some HACKS (Extra Tips):

  • Verify Use: Check that the Tenant makes use of the house for what was agreed, and also that he does not use it for illegal activities.
  • Ongoing Advice: Always have legal advice in case of any situation that may arise, since acting quickly will be necessary.
  • Preventive Contract: You can sign a preventive contract at a certified mediation center; in the event of a conflict, it will help you a lot to speed up the process.

On September 24, 2025, an amendment was published to the General Declaration for the Protection of the Mezcal Denomination of Origin (DO), to incorporate a municipality in Michoacán.
